Clover acquired a dated value-oriented shopping center positioned along Cortez Road—the premier retail artery in western Manatee County. The site benefits from excellent access and visibility and sits within a well-established residential area poised for major growth, with over 10,000 new homes entitled within a two-mile radius. Cortez Road is home to an array of regional and national tenants, linking directly to iconic destinations like Anna Maria Island and Longboat Key. The surrounding area also features a strong healthcare presence, including the county’s largest hospital just one mile away.
Clover’s initial strategy focused on executing a transformative façade renovation and systematically upgrading the tenant mix to revitalize the center’s appeal.
the result
Clover delivered a comprehensive redevelopment, dramatically enhancing the center’s street presence and expanding the leasable footprint with the addition of a new 44,000-square-foot anchor box—completed and delivered to the tenant in 2024. To accommodate this expansion, Clover orchestrated strategic tenant relocations and carefully phased construction to minimize disruption and maintain operational continuity throughout the renovation.
Since acquisition, as under-performing tenants exited, Clover’s focused leasing strategy has attracted top-tier tenants, significantly elevating the plaza’s profile. New additions include O’Reilly Auto Parts, EoS Fitness, Toasted Yolk Café, and Optum Health, among others.
