Speculative - Exceptionally located commercial properties in an upward market.
Urban mixed-use - Dynamic sites with entitlements in place or seller willing to provide the time to allow for rezoning
Acquisitions:
Near term rollover
Partial occupancy
Surplus land
Deferred maintenance
Property's existing use is no longer the highest and best use
Below market rents
