This former bank branch sat on a signalized, high-traffic corner—an exceptional site with latent value. Clover acquired the property directly from the seller at land value, executing the closing within 10 days of contract. The structure featured a small conditioned interior space and five drive-thru lanes, but was functionally obsolete and primed for reinvention. Early redevelopment concepts considered full demolition.

After a sustained leasing effort, Clover secured a long-term lease with Jeremiah’s Italian Ice, opting to reimagine rather than demolish. In collaboration with a skilled design team:

- The interior space was expanded by 150%

- Covered drive-thru lanes were transformed into shaded outdoor patio areas

- The drive-thru route was flipped to improve flow

- Parking capacity was quadrupled

Even with added square footage and significantly more parking, the project preserved several grand trees and introduced substantial new greenspace—achieving both operational performance and environmental sensitivity.

Since opening in 2020, this Jeremiah’s location has consistently ranked among the top two performing stores nationwide (out of ~150). The property was successfully refinanced at lease commencement, repatriating all investor equity and establishing a durable, income-generating asset. Clover’s vision and execution delivered long-term value and vibrant community impact.
