The Property

This 12 acre property is located one mile west of Downtown Atlanta with a MARTA rail station on site.  The challenge was to deliver a neighborhood backed mixed use TOD site in a historic economically troubled neighborhood.  Impacted by 30+ years of decline and neglect, an under funded infrastructure system including the mass transit station, the 12 acre site went through several unsuccessful attempts at development by local municipalities.

The Results

Consensus was achieved from public and private entities by addressing the demands for affordable mixed use development.  A tax allocation district funding mechanism was utilized to underwrite high quality public infrastructure and reduce the land basis.  The development consists of 150 for-sale workforce housing condos, 60 brownstones and 95,000 square feet of retail and public space sensitively connected to existing transit and retail.
